This was a Stichler Design Group Project. Provided programming, planning, conceptual design, grading design, coordination of consultants, construction documentation, and permit processing in the development of 5 condominiums with rooftop garden and barbecue facilities. The site is in an exclusive area of Seattle with an uninterrupted view over Puget Sound. To the east can be the Space Needle and downtown Seattle. Directly north and east is Puget sound and raw nature of undeveloped islands. With such a view, large windows and patios are positioned to the northern side. Original selling prices ranged from $1.5 million up to $2.1 million for each flat. Currently, prices are over $5 million per flat (each floor is a single condominium of about 4,000 square feet.) The construction was cast-in-place concrete. The ground level contained Lobby, elevator, utilities and enclosed parking with 5 stories of condominiums above and roof top garden. The site is in an area of historic landslides. To provide protection for this possibility, the basement level is allow the slide to divert to each side yard, as a boats bow through a wave. Involvement in this project was for the core and shell design/documentation, rooftop, Penthouse and suggested typical floor plan. Individual interior design features, depending on the unit, may also reflect individual owner furnishings, color schemes, finish materials, and appurtenances after initial construction of the core and shell.
